New Carport Numbering

When the complex was built 40 years ago, the carports were allocated to units from 1 to 46 and to units 67 to 110 – and were numbered as such. Carports are owned by the Body Corporate and “rented” out to owners on monthly basis – they are not owned by the units like garages that have a title at the Deeds Office. Over many years owners have swopped carports around with other owners, etc. so in a few cases a particular unit will not use a carport of the same number. This has caused issues in the past with new owners moving in etc. Additionally, as with the garages, they are not necessarily linked to a unit with the same number.

The newly painted carport numbers are not incorrect but are now a new numbering system – we have numbered all carports in sequence and added the letter C* in front to start separating carport and unit numbers. Once all the numbers are painted, we will be going through an exercise to verify which carport is rented/allocated to a unit/owner who has been paying for it via their levies.

Please continue to park in the carport you have always been using. Do not start parking in another carport because the number is “similar” to your unit number.

Electricity Smart Meters

Interested owners needed to evaluate electricity smart meter suppliers.

We have received proposals from 3 suppliers to replace all existing electricity meters with Smart Meters free of charge.

Smart Meters are the best of both worlds. Smart Meters will allow owners to continue using the existing Post-Paid method of consuming and paying for electricity (as we currently do at Vista) or they can easily switch to the Pre-Paid method should they wish. 

Since we have 3 suitable suppliers, the decision to select one is difficult. The Trustees therefore would like to know if there are any owners who can volunteer to evaluate 1 of the suppliers for a few months and provide us with valuable feedback.

Vista Budget & Levies 2022/23

Please note that the annual budget and levies for 2022/23 has been emailed to all owners this morning.

At a recent Trustee meeting the new budget was considered and it was concluded that the financial needs of the Body Corporate for the new financial year would require an increase of approximately 8 % in levies which will be implemented on 1 December 2022 which is the first day of the new financial year.

If you have not received the annual budget and levies email, please contact Ryno Admin or the Caretaker.

Painting of Vista

The Trustees are pleased to confirm that Andrew Africa Coatings (Pty) Ltd are the approved supplier to paint the Vista Complex. Painting will commence in mid September. Painting will exclude gutters etc. as they will be painted at a later stage.

Vista Body Corporate AGM – Updated

Due to COVID-19 we sent out a small survey to ask all owners whether they would like to attend our next Annual General Meeting online or at a physical location. We would like to thank all owners who participated to help us determine which option would be suitable for the majority. 

The second Online AGM via Microsoft Teams will be taking place on Wednesday, the 20th of April 2022 at 18h30.
