8. MOTOR VEHICLES AND PARKING
8.1 No owner/tenant shall park or stand any vehicle upon the common property, or permit or allow any vehicle to be parked or stood upon the common property, without the consent of the Trustees in writing.
8.2 Owners/tenants shall ensure that their vehicles and the vehicles of their visitors and guests do not drip oil or brake fluid on the common property or in any other way deface the common property.
8.3 No owner/tenant shall be permitted to dismantle or effect major repairs to any vehicle on any portion of the common property, an exclusive use area or in a section.
8.4 No motor wrecks may be kept on the premises or on sidewalks.
8.5 Persons contravening the rules may be held responsible for oil marks or damage caused.
8.6 It is prohibited to park vehicles on the common property access or roadway areas or in such a manner and in such areas so as to block or impede the use of carports or garages. Vehicles so parked may be towed away at risk and expense of the owner or driver thereof.
8.7 Should any loading or unloading need to be done on the common property, arrangements therefore should be made with the caretaker with a view to minimising any inconvenience. Drivers of service and delivery vehicles should contact the caretaker.
8.8 Vehicles may not exceed a speed of 10 km per hour on any part of the common property.
8.9 Noisy vehicles or motor cycles may not be brought onto or used on the common property.
8.10 Carports and parking bays are to be kept clean and tidy and no articles other than motor vehicles or motorcycles may be kept in carports.
8.11 Entering the complex through the exit gate and vice versa is prohibited, as is driving against the flow as indicated by the arrows on the paving and other signs.
8.12 Parking on the concrete entrance to the building, in front of other garages and opposite the fire escapes is strictly forbidden.
8.13 Owners/tenants must at all times park their vehicles in their garages/designated carports.
8.14 Garages must be locked at all times to limit risks for both owners and neighbouring garages.
8.15 Garages may only be used to park vehicles. It may not be used as storage or as a residence.
8.16 Vehicles that are abandoned or broken down (which includes flat tyre(s) or a dead battery, etc.) and parked in a public parking bay (excluding car ports and garages) must within 5 days after a written request by the Body Corporate either be:
- removed from the Vista grounds (and not merely moved to another parking bay); OR
- repaired with proof of repair provided or road worthy certificate produced and verified by a Trustee.
8.17 No trucks over 3½ tons are allowed in the complex. No trucks may be parked in the complex overnight.
8.18 At the entrance gate, visitors must at all times stay on the right hand side, must not block the path into the complex, and must and allow resident vehicles to pass on the left.
9. BICYCLES, MOTOR CYCLES, ETC.
9.1 Bicycles, motorcycles, tricycles, roller skates, skateboards, caravans, boats and the like may not be left anywhere on the premises where they will be an eyesore or cause a nuisance to other residents or the public.
9.2 Tricycles, skateboards, bicycles and roller skates may not be used on the paved portions of the property, the driveway or on pathways.
9.3 Motorcycles and bicycles may only be driven on the common property to and from the garage where they are stored.
10. LAUNDRY
10.1 An owner/tenant shall not without the written consent of the Trustees erect his own washing lines, nor hang any .washing or laundry or any other items on any part of the building or the common property so as to be visible from outside the buildings or from any other section.
10.2 Washing may only be hung in places specifically designated for this purpose. Owners/tenants must inform their domestic workers accordingly.
10.3 Washing is hung out at the sole risk of the person doing so.
10.4 Carpets and mats shall not be shaken, dusted or beaten over the balconies, railings or through windows.
12. PETS
12.1 An owner/resident shall not, without the written consent of the Trustees, which approval may not be unreasonably withheld, keep any animal, reptile or bird in a section of the common property.
12.2 When granting such approval, the Trustees may prescribe any reasonable condition.
12.3 The Trustees may withdraw such approval in the event of any breach of the conditions.
12.4 No dog is permitted on the common property area unless it is carried or on a leash.
12.5 Dogs are not allowed to defecate or urinate on any part of the common property. The removal of any excrement left on common property by pets shall be the responsibility of the owner of the offending animal.
12.6 Cat litter trays shall not be left in common property areas and cat litter itself shall be placed into in sealed bags for disposal so as not to give offence to other residents.
12.7 Birdcages and other accommodation for approved pets may not be erected on the common property nor shall it be placed in such a manner as to be unsightly or give offence to other residents or the public through smell or noise.
12.8 Pets may not in any way cause a disturbance or nuisance for other residents.
12.9 No livestock or poultry may be brought into the complex or kept in a unit under any circumstances whatsoever.
12.10 Dogs and cats are limited to two animals per unit.
13. DOMESTIC WORKERS
13.1 Owners/tenants must ensure that their domestic workers do not cause undue noise or disturbance on the common property.
13.2 Owners/tenants are responsible for their domestic workers and must ensure that they adhere to the conduct rules.
13.3 All domestic workers must register with the Body Corporate by completing an access control form issued by the Caretaker and approved by the Trustees.
14. BUSINESS AND OTHER ACTIVITIES
14.1 No business, profession or trade may be conducted in a section or on the common property.
14.2 No advertisements or publicity material may be exhibited or be distributed on the common property.
